Red Roof's annual Ignite brand conference delivered a stack of technology commitments this week, with the Columbus-based economy and midscale chain announcing an AI-native digital platform, a next-generation loyalty engine powered by HotelKey, and expanded AI deployments across marketing, customer service, and franchisee support—moves that signal a broader push to reduce OTA dependency and grow direct-channel revenue.
Loyalty Platform Overhaul
Red Roof is rebuilding RediRewards—its 6 million-member loyalty program—on top of its existing HotelKey technology partnership. The redesigned program will introduce tiered recognition for high-value guests, more flexible points redemption, dynamic points promotions, and enhanced account security. A dedicated feature set for business travelers is also planned. The strategic logic is direct-booking growth: a richer loyalty CRM reduces reliance on OTAs and their associated take rates, while giving franchise owners a more predictable demand channel.
AI and the Digital Front Door
Through a partnership with Milestone, Red Roof is building an AI-native digital platform designed to optimize visibility across both traditional search and emerging AI-powered discovery surfaces. The platform targets personalization of the guest journey from initial search through post-stay engagement. The investment arrives against measurable momentum: the company reported 44% year-over-year growth in app-generated revenue, a metric that underscores the direct-booking flywheel already in motion. Beyond marketing, Red Roof is deploying AI across customer-service translation, hotel-team learning modules, and future franchisee support workflows. AI concierge capabilities are also in development, pointing toward in-stay digital engagement tools that could drive ancillary revenue and improve guest satisfaction scores.
Property-level technology gets a physical upgrade as well. The Red Roof Lightscape initiative mandates commercial-grade, high-efficiency LED lighting across all properties—covering parking lots and pedestrian walkways. While primarily a brand-consistency and safety play, the rollout also touches operational infrastructure that increasingly integrates with smart-building and energy-management systems relevant to hotel back-office platforms.
Franchise and Expansion Context
The technology investments are framed explicitly as franchise-value tools. Red Roof President Zack Gharib told more than 1,000 conference attendees that the combined digital and loyalty initiatives are designed to "build stronger demand for guests to choose Red Roof, to book directly, and to stay within our family of brands"—a direct pitch to franchise owners watching fee structures and RevPAR performance. The chain's four-brand portfolio—Red Roof Inn, Red Roof PLUS+, HomeTowne Studios by Red Roof, and The Red Collection—spans more than 715 properties and 60,000 rooms across the U.S., Canada, and Japan. A new Red Roof PLUS+ at Vancouver Airport marks the brand's first foray into Canada, with dedicated development resources now assigned to that market.
For operators evaluating economy and midscale flag options, Red Roof's technology roadmap increasingly resembles the digital infrastructure plays seen at larger soft-brand and full-service chains—loyalty CRM integration, AI-assisted search optimization, and direct-channel investment—adapted for an asset class where franchisee economics are tightly managed. The HotelKey PMS backbone gives the brand a cloud-native foundation to layer these capabilities without a full-stack rip-and-replace, a competitive advantage in a segment where technology budgets are constrained.
The human-trafficking prevention work also received a technology note: AMBER Alert integration into HotelKey systems was reaffirmed as part of the brand's ongoing commitment alongside the American Hotel & Lodging Association's "No Room for Trafficking" initiative—an example of property-management technology being applied to public-safety outcomes.
